All of the following projects require special planning, permits, and a contract between you and your contractor.

Decks:
Patio decks whether they are concrete, stone or brick need to meet certain building restrictions. All decks must be installed below the weep screed of the exterior wall that the deck will butte up against for proper ventilation of the exterior wall. All decks must have the proper slope so water will drain away from the house. Many decks will have drains installed to help accomplish this. You will need a print that can be used to pull the permit for your deck. This is a standard service that we provide with every project. All decks must be permitted to meet all local Building Standards.
Patios, Gazebos, Arbors:
Patios, gazebos and arbors can be built out of wood, vinyl or aluminum. Most patio, gazebo or arbor structures will require a permit. There are exceptions depending on the size and the location of the patio, gazebo or arbor cover. (Your contractor can explain this to you) Special thought should be given before a decision is made as to the type of patio, gazebo or arbor cover you want. There are covered patios, gazebos and arbors, and shade bar patios, gazebos and arbors. There are flat, sloped, gable, and a variety of different types of patios, gazebos and arbors that can be built. Choose the best patio, gazebo or arbor design that will fit your use. (Your contractor can help you with this decision) You will need a print that can be used to pull the permit for your patio, gazebo or arbor.
Windows/Doors:
Not all windows and doors will require a permit to install. All retro fit windows and doors will not require a permit because the framework never gets changed. If you are replacing a window or door with same size and the framing does not get changes then a permit is not required. If however you are replacing a window or door that does require that the framing be changed, a permit is required. These are generally nail on type windows where the stucco and the framing must all be removed, new framing, header, etc. installed prior to the window/door installation and new stucco installed after the window/door installation. There are a wide variety of windows/doors that can be installed in any home. (Your contractor can help you with this decision) If a permit is required we will draw up all prints that can be used to pull permits.
Room Additions:
All room additions will require a set of prints and permits. No exceptions… We can help you with the lay out of the room(s) you wish to add and with all of the details required for this size of project. We will help you choose all building products such as; doors, windows, wall décor, electrical, flooring, roofing, etc. All details will be discussed and performed to the customers satisfaction.
Masonry:
All hard scapes and soft scapes do not require a permit. However some require a permit(Your contractor will assist you in this matter). There are many types of masonry products in the field today. Your contractor will assist you in choosing the right product for your needs. We will go over every aspect of the job and draw out prints that later will be used for pulling permits if needed. RoSan Home Construction Services performs all types of masonry projects including; fencing, decks, retaining walls, walkways, etc.
Electrical:
Not all electrical jobs require a permit. However most do require a permit (Your contractor will assist you with this). RoSan Home Construction Services performs all electrical installations. New main electrical panels, complete home rewiring, new outlets, switches, all lighting which include; recessed lighting, hanging lights, counter lighting, all interior lighting and all exterior landscape lighting and security lighting. Exterior and interior fan/light fixtures. Most lighting does not require prints prior to installation. However, some lighting jobs are more intricate than others and should be printed before installation. (We can help you with this service)
Wood working:
Our wood works include; fencing, gates, exterior siding, fascia boards and exterior trim boards. Interior finishing and/or repairs of cabinets, entertainment centers, built in cabinets, garage cabinets and counter tops. The majority of our wood works do not require permits or prints.
