A home inspection is an objective visual examination of the physical structure and systems of a home, from roof to foundation. A home inspection is the equivalent of a physical examination from your doctor. When problems or symptoms of problems are found, the inspector may recommend further evaluation or remedies.

These are the main categories that are inspected:

Structural: The inspector identifies the structure of the building, the material used and the type of construction. The inspector checks for building deficiencies that will affect the value or livability of the home.

Exterior: The inspector will visually inspect the exterior, the roof, the exterior walls, and note deficiencies that will affect the value of the home. Drainage of the property is checked along with any improvements to the home. Driveways, walkways, fencing, are also a part of this inspection.

Interior: The inspector will check all windows, doors, flooring, stairs, electrical outlets wall switches, lighting as well as safety issues or building deficiencies that will affect the value or livability of the home.

Appliances: All kitchen appliances are checked for workability and proper functioning. The HVAC system will be tested for proper functioning and installation, as well as the water heater.

Plumbing/Electrical: All plumbing bibs, faucets, etc. are physically inspected. All exterior bibs, water regulation, water flow are tested. All electrical outlets, wall switches, and lighting fixtures are tested for proper functioning, as well as testing for working GFCI circuits for your personal safety.

Pool/spa: The pool and spa are ran through functional tests, as well as tested for proper electrical installation for your personal safety.
